KEY POINTS

  • •DataBank secured $2 billion from Mitsubishi UFJ Financial Group and other unnamed banks to build three AI data centers in Red Oak, Texas.
  • •Demand for AI compute is driving a shift toward facilities near metro areas to improve speed and user interaction with models.
  • •Due to lender caution amid massive AI debt portfolios, the fourth data center’s $600 million financing will come through private placement.

DataBank, a Dallas-based data center developer, just locked in a cool $2 billion from Mitsubishi UFJ Financial Group and mystery banks to build three AI compute beast-houses in Red Oak, Texas—20 miles away from Big D. These buildings will pack a whopping 240 megawatts to serve one of tech's who’s-who hyperscalers, secretly picking from Amazon, Google, Microsoft, Oracle, or Meta like some AI villain's bingo game. Mitsubishi UFJ is also chasing $600 million more for a solo fourth building, taking a private placement route because apparently syndication slows down when banks caught cold feet about $38 billion Oracle-linked debts. This colossal 8-building, 480MW mega campus is expected to start wooing machines by Q3 2026, because being close to where people and fiber ‘live’ (literally) is the hottest AI trend since your neighbor complaining about ’slow Wi-Fi.' Raul Martynek admits lenders like to slow the money flow when everyone's begging for juice, proving even banks fear getting AI-sucked into a money black hole.
